SPACE PLANNING

Definition

The process used to translate programmatic needs and broad design concepts into a physical plan of the space by organizing major rooms and areas, determining circulation systems, and laying out furniture.

 

-does not deal w/particulars of materials, finishes, colors, or accessories

BASE PLAN

Definition

A floor plan drawing of the existing space within which the new design will be placed.

 

In most cases, the entire floor of the existing building is used, even if the tenant will use only a portion of the floor.

WET COLUMNS

Definition
Structural columns located away from the core of the building, next to which water supply pipes and drains are located to make it easier to tap into them as required for tenant finish work.

CIRCULATION PATTERNS

Definition

-one of the primary ways of organizing a room, an open space, or an entire ID project

 

-vital to EFFICIENT ORGANIZATION of space & provide ppl w/their strongest ORIENTATION to an environment

 

-normally there is a hierarchy of paths; major routes connect major rooms or spaces or are spaces themselves and have secondary paths branching from them

 

-avoid dead-end corridors on the exam!! (must not exceed 20' on exam, but should still avoid!)

SPACE PLANNING / DESIGN PRACTICUM

Definition

Problem statement of the design practicum section of the exam gives the major code requirements, which are the only ones that should be used!!

 

-normally requires 2 exits from the commercial space

 

-2 exits must be separated by at least one-half the diagonal distance of the room or area they serve

 

-exit doors must be a min. of 3'-0" and must swing into the direction of travel

 

-doors must not encroach more than 7" into the exit space when full open

 

-use corridors of adequate exit width

residential : 36" min

commercial: 44" min

 

-avoid use of dead-end corridors (even though 20' max allowed)

 

-plan corridors for efficient layout so the total length is minimized

 

-verify that corridor widths, turns, & other clearances meet the requirements for accessibility for the physically disabled

 

incl. min. 18" on pull side & 12" on push side of door is required

 

sinks - wall mount, or in casework should be called out as OPEN BELOW

 

show the wheelchair turning space 5'-0" diameter circle where corridors meet, in bathrooms, at exits,near furniture layouts, in offices, etc.

 

-during space planning, required adjacencies can be maintained by translating roughly scaled bubble diagrams to scale, rectangular shapes representing individual rooms and areas in such a way that as many lines of adjacency as possible are maintained

This would be the most important thing to determine before worrying about plumbing or reuse of millwork or lighting fixtures.
