Definition

1) Any designated exterior smoking area at least 25 feet away from operable openings AND ban indoor smoking


2)Exterior areas 25 ft min. PLUS

Indoor smoking in designated rooms with exhaust direct to outdoors. Air never recirculated to non smoking areas. smoking areas should have negative pressure (min. of 1Pa, avg of 5Pa)


3) for residential or hospitality - same exterior 25ft reqs.

- ban smoking in common areas

- seal vertical chases, any wall, floor penetrations

- weather stripping on all operable openings leading to common hallways - or - pressurized per Path 2 above

Install permanent monitoring systems. Set alarm for when ventilation performance deviates 10% or more from set point.

Increase outdoor vent rates to breathing zones by min. 30% per ASHRAE

IEQ3.1 : Construction IAQ Mangement Plan: During Construction (1 for all)
Definition

Create and implement IAQ Management Plan for pre-occ and constructin phases:

1) Use filtration media w/ a MERV (Min. Eff. Reporting Value) of 8 at each RA griller per ASHRAE 52.2-1999. Change filtration media before occupancy

2)Protect installed or stored on site absorptive materials from moisture damage

3) At Min., meet SMACNA (Sheet metal and air conditionong national contractors assoociation) IAQ Guideline for occupied buildings during construction.

IEQc3.2: Construction IAQ Management Plan: Before Occupancy (1 for NC and Schools, NA for CS)

Definition

Create and implement IAQ management plan after installation of all finishes and cleaning, but before occupancy.


1st path: flush out - Keep relative humidity less than 60% and a minimum of 60 degrees F. Total air volume of 14,000 cf of outdoor air per s.f. of floor area.

 

OR

Supply 3500 cf. of outdoor air per s.f. of floor area before you can use the space. Ventilate the space for at least 3 hours before use and maintain until you can supply 14,000 cf/sf.


2) Air Testing - per the EPA do a baseline IAQ test between construction and occupancy.

1) Simulate normal conditions and run test.

2) After installation of finishes

3) 1 testing location per 25,000 sf

4) 3'-6' above floor for at least 4 hours

d) Hard survace (linoleum, etc) certified to meet FloorScore standard by third party

e) Floor sealers must meet SCAQMD

f)Grout & adhesive shall meet reqs of SCAQMD

Definition

1) Use agrifiber and composite wood products that contain No added urea-formaldehyde resins

- includes door cores, MDF, particleboard, plywood, etc. Does not include FFE

- Agrifiber includes cereal straw, coconut husk, sunfower husk, sugarcane and agricultural pruning.

Definition

1) Between cons & occupancy install filtration media that has MERV of 13 or better (ANSI/ASHRAE 52.2, 1999)


2) Areas that may have chemical pollutants (copy/print, garage, labs) create negative pressure. .05cfm/sf. Min of 1 Pa and avg of 5 Pa difference between spaces


3) Permanent entryway systems at all entries - directly connected to outdoors. Grilles, grates, to capture particulates.

Definition

NC

Give controllability of lighting system to 90% or more of building FTE. AND give control of lighting for ALL shared multi occupant spaces to meet pref and needs


Schools

For regularly occupied spaces (offices)

Give control to 90% or more of FTE. AND give control of lighting to ALL learning spaces, labs, music rooms, shops, dance and exercisestudios, gyms to meet needs.

Definition

CS:

Must allow tenant build out to meet criteria. Must install windows or mechanical system to qualify.

IEQc7.2 - Thermal Comfort: Verification (1 for all)

 

1 req, 1 addtl for NC

Definition

Conduct an anonymous thermal comfort survey (grade 6 & above) within 6-18 months. If less than 80% satisfied, fevelop a plan of corrections. Include measuring variables per ASHRAE Standard 55-2004.


NC: Permanent monitoring system.

IEQc8.1 Daylight and Views: Daylight (1 for NC and CS, 1-3 for Schools

Definition

Provide views for 90% of regularly occupied spaces. Glazing b/w 2'6 and 7'6, meet 2 criteria:

- In plan, be able to draw line of sight from area to perimeter vision glazing

- In section, draw line of sight from area to perimeter vision glazing. 42" avg seated height


If 75% of a private office has a view, count it. If space has multiple occupants, only ocunt the actual areas with a view.
