Cards Term Metes-and-bounds Definition A legal description of a parcel of land that begins at a well-known point and follows the boundaries, using directions and distances around the tract, back to the place of beginning Term Point of Beginning (POB) Definition The place where metes-and-bounds measurements begin. Term Calls Definition Linear measurements and compass directions used in metes-and-bounds measurement system Term Monuments Definition fixed objects used to establish real estate boundaries EX: stones, large trees, lakes and stream as well as streets, highways and markers Term Reference to a recorded plat (lot-and-block or recorded plat system) Definition a system that uses lot and block numbers-referred to as a plat or subdivision-placed in the Registry of Deeds of the county where the land is located. Term plat map Definition a map of a town, section, or subdivision indicating the location and boundaries of individual properties Term topographic survey (topo survey) Definition a survey that shows the lay of the land such as where the hills and valleys are Term survey Definition sets forth the legal description of the property, and a survey sketch which shows the location and dementions of the parcel. Term legal description Definition an exact way of describing real estate in a contract, a deed, a mortgage, or another document that will be accepted by a court of law.
